If you know of any major problems in your property, if you know that your air conditioner is not working, if your heating system is not working, if you know that you have light fixtures that are not working those are things that you want to fix.
So basically anything that you know needs to be fixed in your home, try to get it fixed.
You're going to have to disclose it anyway and if the inspector finds it it's going to be an opportunity for the buyer to come back and ask for repair credit.
So it's important to get these things done ahead of time to make space for the least amount of negotiating as possible.
After all, what's a small problem for you may become a big problem for the buyers.
