Here's something I bet you didn't know; even when you've been pre-qualified for a mortgage, that really means that the lender has taken a quick view of your credit and your income to make sure you qualify on the surface. 

However, if you have reoccurring payments that are not showing up on your credit report, such as helping your kids with a car payment every month, or helping your mom with her payments, those will be counted towards your debt to income ratio.

So it's really important in the very beginning to make sure you go through the full underwriting process and get a full pre-approval so you know exactly how much house you can afford.
